EPCs and rental properties
EPCs have been required for rental properties since October 2008. There have been some recent changes that may affect landlords.
EPCs and Eviction Notices
The Deregulation Act 2015 means that a copy of the EPC must be given to the new tenant at that start of any tenancy,for any tenancy that started after 1st October 2015. A Section 21 notice to end a tenancy cannot be issued unless the EPC has been provided.If a landlord does not have an EPC for that property, they will be unable to end a tenancy without obtaining one.
Properties rated at F & G
From April 2018, properties that are currently rated F or G will not be able to be rented out. There will be a period of grace for properties with existing tenants, however, a landlord will not be able to let the property to a new tenant, unless the EPC rating is E or above. we have worked with a number of landlords to advise on how to most cost effectively achieve a higher rating before April 2018.
